Westgate to add mini-water park to pool area on south end of Lakes Resort

Orlando-based Westgate Resorts is planning to expand a swimming pool on the southern end of its Westgate Lakes Resort & Spa in Orlando as a new mini-water park, right next to two new 80-unit timeshare towers that remain under construction. 

Located at 10000 Turkey Lake Road, Westgate Lakes currently boasts 1,047 timeshare condominium units across 28 buildings. The new buildings 60 and 70 (totaling 160 units) have been in development since 2015, and were delayed for months last year while Westgate negotiated with a condo owner who declined to sell her early-1980s townhome for demolition.

Construction of Building 60 is on track to complete, earn its Certificate of Occupancy and open this summer, Westgate COO Mark Waltrip told GrowthSpotter on Wednesday. Construction of Building 70 has started, and is projected to finish in Summer 2018. 

Work on those buildings may be impacted by a disagreement Westgate has with Orange County over how it is calculating impact fees for timeshare units. Westgate's civil engineers are meeting with county staff and should resolve the issue this week, Waltrip said. 

Those buildings with 160 new timeshare units are prompting the company to invest in amenities on the southern end of Westgate Lakes Resort, which has the smallest and oldest swimming pool on the property.

So this new focus of redevelopment covers 1.5 acres, which includes the area currently limited to a swimming pool with some surrounding lounge chairs, a restroom building and back-of-house parking area for guest golf carts. 

The redevelopment will maintain the existing pool and restrooms building, but will double lounge chair seating all around the pool, and add a new deck lounge area overlooking Big Sand Lake, a small lazy river, water slides and water playground on the northern half of the area formerly used for cart parking. 

The new water park will likely be gated, with entry limited to a ticket booth area. 

Westgate's affiliate land owner filed a Development Plan on Monday with Orange County and a Change Determination request to add the existing pool area and water park expansion to Phase 5B of Westgate Lakes, via project planner VHB, Inc.

General Design Inc., out of Branson, Missouri, is the architect. 

Construction of buildings 60 and 70 is occuring around the holdout townhouse owner, which has gone unused for years and is without power, water and has excessive mold rot, Waltrip said. County code enforcement is expected to charge that owner with repairs or demolition of the unit. 

And a July 5 groundbreaking event is scheduled to celebrate the finishing touches on Westgate Lakes Retail Village, a project that began in 2015 and includes a new 220,000-square-foot building with a seven-story parking garage, penthouse restaurant, full-service grocery, videogame arcade, bowling alley and more.
