Emerson International, developer behind the Eagle Creek golf community in southeast Orange County, added 254 entitlements last week to its existing Planned Development (PD). It will head back to the Development Review Committee soon to rescind its Development of Regional Impact (DRI) in order to place the development under PD zoning, a lead executive from the company told GrowthSpotter.
Located off Narcoossee Road on the county’s southern border and directly across from the east entry to Medical City, Eagle Creek includes a mix of single-family and multi-family residential with a commercial component.
Encompassing more than 558 acres and in development since 2000, Eagle Creek is a master-planned community with plans for 3,500-plus units. More than 1,100 homes are already built, though development is “not even halfway done yet,” said Nicholas Gluckman, vice president and director for development and construction at Emerson.
“Our focus now is to get through this PD amendment, get through the DRI recision, and then we’ll sit back as a company and figure out our next play,” he said. “A critical step in any development is to make sure you have your land-use and zoning all approved, then figure out how to develop from there. We haven’t decided what our next step is.”
Real estate listings show townhouses and homes currently available from $200,000 to $750,000 in the community.
Standard Pacific Homes is a main home builder there, which acquired home builder Centerline in 2014. Toll Brothers is also currently building in Eagle Creek. Gluckman said the company doesn’t know if a future round of development will feature custom home builders.
VHB, Inc., is the developer’s civil engineer on the project.
The Eagle Creek community is marketed as offering a country club lifestyle, with amenities that include a public golf course with pro shop, bridge entryway with manned gate, a two-story, 14,000-square-foot clubhouse with full-service restaurant and bar, community pool with athletic courts and more.
The community features more than 400 acres of lakes, wetlands and trails, and will have a town center in the future with retail, dining and office space. Eagle Creek is also expected to have a new elementary school and retail shopping plaza.
