Principals of local brokerage firm Tree Realty Orlando should close a land lease deal in the coming weeks with UPS for 5.84 acres near Orlando International Airport, with the site to be developed as a parking hub for trucks, and potentially redeveloped in the future as a seasonal sorting facility.
Located in the 1200 block of E. Landstreet Road, the undeveloped tract lies west of OIA, and a few hundred feet west of a major UPS distribution center at 8901 Atlantic Ave., which boasts 301,477 gross square feet of warehouse space and delivery trucks occupying 82 acres.
UPS has secured a lease for the small parcel on E. Landstreet Road, spokesman Dan Cardillo told GrowthSpotter on Friday.
The property was rezoned by its owners via Orange County in November 2015 from single-family residential to industrial use for truck parking, and permits were acquired in recent months from the county for year-round parking of vehicles, the intended use.
But UPS will also pursue building permits in the future to place a modular facility on the site for package processing and distribution during peak season at the end of the year, Cardillo said.
“The site exemplifies one of our approaches to efficient capacity expansion, used to better serve the needs of UPS customers in and around Orlando,” he said.
The 5.84-acre parcel will feature 3.5 acres of buildable area, with up to 120 parking spaces for large delivery trucks.
Construction plans filed on Dec. 15 with South Florida Water Management District had no mention of an intended user, but an updated Development Plan filed on April 18 named UPS.
The property is owned by Claudia Heise and Geoffrey Soloven, owners and brokers with Tree Realty Orlando. Heise paid $250,000 in July 2005, and ownership transferred to Heise and Soloven in January 2013.
Terms of the deal with UPS could not be confirmed, as Heise and Soloven declined to comment on Friday.
Terra Engineering Consultant, Inc., of Casselberry is civil engineer on the project.
The engineer, Rashid H. Jamalabad, is head of RJ Design & Construction, general contractor hired by Heise and Soloven to prepare the site as a parking lot, with a notice of commencement filed April 4.
