Park Square Homes wants to get busy again in Seminole County, hoping to put up homes in the more northern and southern parts of the region via projects sized to facilitate infill activity.

Park Square is proposing 12 residences in Casselberry and 10 in Sanford on parcels that are currently vacant and have longtime owners.

The 7.4-acre Casselberry property is owned by the Malcomb Family Trust and was purchased for $22,000 in 1977, property records show. The property is located on the southwest corner of East Lake Drive and Sunset Road.

In Sanford, Park Square wants to build on 5.3 acres currently owned by Daniel Vandestreek. The land was bought for $120,000 in 1998, according to property records. The property is located at 6879 South Lake Sylvan Dr.

The parcels’ relatively limited size offers up further illustration that developers are having to greatly scale back from the large residential developments they were able to do just a couple of years ago in Seminole County. It is becoming increasingly common for parcels of 10 acres and less to be presented by home builders to county planners as developments.

The parcels are coming in as either one piece of land or the result of developers negotiating with two or three property owners to assemble contiguous parcels.

There is also a growing trend for greater density, which is being sought for one of the Park Square projects. The home builder is asking Seminole County for a zoning change that would allow 60-foot lot widths for the Casselberry project. The land is currently zoned for a minimum of 70 feet.

The way the Casselberry lots are proposed to be laid out would conform to the conditions that were approved by Seminole County for Park Square’s Parkdale community, Park Square said in its filing with the county.

The Parkdale community is Park Square’s newest in the area, on E. Red Bug Lake Road in Oviedo.

The project is planned to contain 96 single-family homes ranging in size from 2,000 square feet to 4,000 square feet, having three to six bedrooms and starting in the high $300,000s.

The Sanford project is proposed by Park Square to include the same conditions as those approved for its Preserve at Lake Sylvan community.

Preserve at Lake Sylvan opened in February 2015. The community is gated with 35 homes and prices starting in the $380,000s. The residences have four to six bedrooms and range in size from 2,494 square feet to 5,061 square feet.

A representative for Park Square did not respond to requests for comment.
