A Cocoa Beach real estate investor has filed construction plans for the final 91 lots in St. Cloud’s Deer Creek subdivision.
The project had an approved permit from 2007, but owner/developer Ronald Howse told GrowthSpotter work stalled during the recession on the 500-home community. The permit expired, so he is resubmitting it now.
The last phase is on a 28-acre parcel sandwiched between the existing subdivision (off Canoe Creek Road) and the Florida Turnpike. It will be accessed through the existing subdivision streets.
“This is raw land,” Howse said. “We’re going to get it entitled and sell it to a builder.”
Osceola Engineering Inc. is the project engineer.
Highland Homes and Royal Oak Homes are two developers actively building in Deer Creek now. Highland, which offers homes starting at $190,000, is nearing sellout of its lots. Royal Oak has 113 home sites in the community, according to the company’s website.
