The founder of Winter Park-based multifamily developer and builder Douglas Partners paid $5.2 million on Sept. 15 to upsize nearly 6,000 square feet from his family’s current home on Lake Maitland, to a larger, newer lakefront home two blocks south.
The buyer was Douglas A. Hoeksema, via a revocable trust. He founded Douglas Partners in 2003, which has developed luxury mixed-use condominium properties the Douglas Grand at MetroWest and The Douglas Grand at Winter Park, among other projects in Florida.
Located in the 900 block of Via Lugano in The Vias neighborhood, the property features an elevated 1-acre lot with a 10,190-square-foot home, and 120 degrees of water frontage on Lake Maitland.
With six beds and seven-and-a-half baths, the custom home was built in 2000 by Charles Clayton Construction. The home features a detached guest apartment over the three-car garage, a two-story screened sitting room outdoors, multiple covered lanais around the pool area, and a summer kitchen.
Hoeksema currently lives in a 4,212-square-foot home on Pinetree Road, two blocks north of Via Lugano, a property he purchased for $630,000 in 1998.
The property was first listed at $5.725 million in early March by Mick Night, broker associate for Coldwell Banker Residential Real Estate in Winter Park.
The sellers were Curtis B. McWilliams and Betty Ann McWilliams, who previously paid $1.033 million in 1997 for the property. Curtis retired from the position of president and CEO of CNL Real Estate Advisors, Inc. in 2010, and previously led Trustreet Properties, Inc., one of the largest publicly traded restaurant REITs in the country. He now serves on the board of directors of Ardmore Shipping Corporation.
As longtime friends, Hoeksema contacted Night about the property after marketing began, Night said on Wednesday.
“It’s a premier location on elevated property, which is not common in Winter Park, so it has great topography,” he said. “At an acre it has that estate feel. The architecture is classic, and it’s unique in that this had all-block construction, no framing on the second floor.”
Hoeksema is now pursuing renovations on the home with original builder Charles Clayton.
