Orlando-based Elevation Development has started clearing land for the first phase of its Parkview retail project on Kissimmee’s W192 tourist corridor and may have found a buyer for the 120-room hotel pad slated for Phase 2.
Elevation CEO Owais Khanani told GrowthSpotter the firm is in negotiations with Rosemont Hotels Inc. for the hotel pad on Sherberth Road.
“They haven’t decided which flag it will be,” he said.
Rosemont owns the Quality Inn & Suites By the Parks, which is practically across the street at 2945 Entry Point Blvd. The company bought that hotel in 2014 for $4 million.
AVID Group engineering filed a revised site plan changing the footprint of the hotel from a rectangle to a U-shaped building and is slated to meet with county planners Feb. 15 for a site plan discussion. The hotel lot is 2 acres of the total 8-acre project.
Elevation is relocating an FDOT drainage pond from the front of the property to the rear – behind the hotel – and is realigning the intersection. The developer signed a lease with CVS for a 13,000-square-foot drug store at the corner of W192 and Sherberth.
The plan also calls for a number of restaurants fronting on W192, and Khanani said Popeyes Louisiana Kitchen is confirmed for one of the QSR pads.
“It’s going to be a large store,” he said. “They’re going to have a two-story dining room. We’ll deliver a pad-ready site to them sometime in May or June.”
The developer is Guillermo Perales, founder of Sun Holdings Inc., one of the nation’s largest franchisees. Through Sun Holdings, Perales owns Burger Kings, Krispy Kremes, Arby’s, Golden Corrals, Cici’s Pizzas, T-Mobiles and the Popeyes.
Sun Holdings Real Estate Director Ryan Phelps said this is the first time the company has built the two-story Popeyes design, which can accommodate up to 80 diners compared to 66 at a typical store.
“It was neccessary because of the site dimensions,” Phelps said. “It’s a tight site, and the only way to accommodate that (number) was go vertical.”
The fried chicken chain known for its Cajun Sparkle seasoning is expanding in the greater Orlando market. It already has four locations in Osceola County, including one on W192 near S.R. 535. The new store at Parkview would be the fifth location.
Z Development Sevices filed plans this week with the South Florida Water Management District for a sixth Popeyes location – and a new Burger King – at 3401 Orange Blossom Trail.
“We’re going to open 15-20 new stores this year in Central Florida,” Phelps said. “We’ve got quite a few coming up out of the ground right now.”
Z Development owner Robert Ziegenfuss said construction should begin on the OBT site in June or July.
