Reunion Resort master developer Encore Capital Management is teaming up with a familiar partner to develop a new luxury apartment complex just off the S.R. 429 interchange.

DeBartolo Development President and COO Edward Kobel told GrowthSpotter the Tampa-based company hopes to break ground in a few months on a new 300-unit complex that straddles both sides of Sinclair Road. DeBartolo is weeks away from opening Domain, a 324-unit luxury complex at Encore’s Margaritaville Resort.

“We’re so excited to be in a project with Encore again. This has been two or three years in the making,” Kobel said on Wednesday. “All of our residents will have access to the resort amenities. You have preferred tee times and you have access to the phenomenal water park. You’ve got an amenity package that doesn’t exist anywhere else in the market.”

The complex will include a mix of townhomes and three-story garden units with elevators. DeBartolo is working with ARC3 Architecture and Boyd Civil Engineering. The company uses its own construction affiliate as general contractor.

“We’ve come up with some really cool new product for this community,” Kobel said. “It’s going to be interesting because we’ve got young families, but we’re also expecting a lot of the over-50, senior clients. They want the sun and warmth and the freedom that comes with this lifestyle. We think with this amenity package, they’re going to say ‘Holy Smokes.'”

He said the architects are striving for a “homey, Middle-America” feeling with the design. “It will be kind of Baldwin Park-ish. It will feel like you’re in a single family home — especially in the townhomes. We space them in such a way that they don’t feel like they’re right on top of each other.”

While the site plan is still being finalized, Kobel expects about a third of the units to be townhouse product. The two halves of the complex will have a pedestrian crosswalk connection, but each side will have its own private swimming pool and clubhouse.

This would be the second multifamily development community launched in Reunion this year. Feltrim Group is also planning an 88-unit condominum project on Osceola-Polk Line Road in the resort. That project received site plan approval in 2016.
