Winter Park-based developer Mike McArdle is moving forward with plans to add nearly 18,000 square feet of new retail space and a hotel on a 9-acre site fronting University Boulevard.
McArdle’s Southeast Commercial Development filed construction plans this month with the St. Johns River Water Management District for mass grading and Phase 1 development of the site, which is in the Quadrangle Planned Development. The site is south of the Siemens corporate campus and just blocks from the UCF main campus.
The approved Development Plan calls for the site to be divided into three lots: two retail lots fronting on University Boulevard and a third lot at the corner of Quadrangle Boulevard and High Tech Avenue, which is slated for a low-rise hotel.
Both of the retail parcels would accommodate a three-tenant strip of roughly 9,000 square feet, book-ended by an end-cap restaurant user and a Quick Service Restaurant with drive-thru.
Kimley Horn is the project engineer. Cuhaci & Peterson designed the first retail building, while Interplan designed the Phase 2 retail.
A site plan on SEC Development’s website shows a Fairfield Inn flag on the hotel lot. The environmental report indicates the hotel would be constructed in a later phase, after the developer reconfigures an existing drainage pond to accommodate the new site plan.
This would be the third new hotel planned near the UCF campus, one of the largest colleges in the United States.
KUD International was expected to break ground this month on a full-service boutique hotel at the UCF entrance. The independant UCF Hotel & Conference Center is projected as a $38 million investment.
Park Square Enterprises is expected to start construction in October on Park Square Plaza on the 12000 block of East Colonial Dr. That retail project is anchored by a 37,005-square-foot fitness center and a 110-key hotel pad available for sale.
And Buffalo Lodging Associates began planning last year a new Home2 Suites by Hilton hotel a mile west of the UCF campus.
