RIDA Development Corp. is prepping for construction in early 2018 on a $50 million apartment complex in ChampionsGate.

Senior Vice President Marc Reicher told GrowthSpotter the company is leveraging its experience as a premier hotel developer to deliver a multifamily product with luxurious finishes and amenities.

“It’s definitely a ChampionsGate product, and it will be built to ChampionsGate standards,” he said. “We’re excited about it. We think it will be a nice compliment to The Gate.”

But unlike that apartment complex at the resort’s bustling village center, The new “Preserve at ChampionsGate” will be situated on 12.4 acres on the Polk County side of the development, overlooking a large nature preserve — hence the name. It’s located between the new Volterra retirement community and Portifino apartments.

RIDA turned to architect James S. Carr to design the community, which consists of four-story and five-story buildings with interior corridors and elevator service. A large multi-tiered fountain and lush landscaping highlight the main entrance.

“It’s going to have a giant resort pool with a large pool deck and all the regular toys,” Reicher said.

The clubhouse will be located in the first apartment building, and will feature meeting rooms and a gaming lounge. The community also plans to have its own private dog park, and each building will have a locker system with digital key access to accommodate e-commerce deliveries.

The developer collaborated with its hotel designer, Looney & Associates, to bring an elevated style to the interiors. That means upgraded doors and windows, stainless appliance packages, granite counters and designer tile.

“It’s a more sophisticated look because we know how to buy that from a hotel perspective,” Reicher said. “Even the finishes in the hallways will have more of a full-service hotel feeling.”

Construction plans are now under review by county staff. LandSouth Construction has been retained for the site development work. Reicher said he has already finished pricing the general construction and will name a GC soon.

The Preserve could be one of two new apartment communities to be built in the Four Corners submarket next year. Agents for DeBartolo Development have filed a Site Development Plan for a 300-unit apartment complex in Reunion West.
