AV Homes is scrapping plans to build condos and townhomes at Solivita, Florida’s fourth largest retirement community.
The Arizona-based developer has applied for a major modification to its Planned Development for the community’s fifth and final phase. Polk County’s Development Review Committee takes up the request on Thursday.
Consultant John Adams with Rj Whidden & Associates told GrowthSpotter that AV is making the change to meet demand for single-family homes in the community.
“That’s what people want. That’s what sells,” Adams said.
Phase 5 is divided into multiple sections and was approved for a total of 1,056 residential units: 546 single-family homes, 398 townhomes and 112 condos.
Adams said AV has already built 170 townhomes and 30 detached homes. Now it wants to convert all of the remaining townhouse and condo entitlements to single-family, which would reduce the total number of units to 959.
Solivita is a 4,300-acre retirement community with its own town center, country club, two golf courses and 14 pools. The community is approved for 5,600 homes, and the builder has sold more than 4,400 homes so far, making it Florida’s fourth largest retirement community.
While AV Homes offers some homes in the low $200,000s and a limited number of estate homes on 70-foot and 80-foot lots, the vast majority of sales fall between $250,000 and $350,000.
