The Walt Disney Company is doubling down on new housing for much of its Flamingo Crossings property, filing plans Monday for nearly 1,300 apartments on land west of the boulevard that was previously earmarked for commercial.

Located south of where Flagler Avenue and the newly extended Western Way intersect and west of Flamingo Crossings Boulevard, the property’s 93.31 acres would be developed with a separate 30.29 acres of wetland preserved.

The Development Plan filed Monday for Disney land owner affiliate Flamingo Crossings, LLC calls for 1,291 apartments across 21 four-story buildings with surface parking on a 58.13-acre Lot 1.

The plan leaves a 4.89-acre Lot 2 fronting the newly extended Western Way for future commercial development, and a smaller third lot potentially for the same use, with acreage undefined.

This property lies west of the 53 acres at 13325 Flamingo Crossings Blvd. where Disney filed a DP in late January for 1,320 new apartments, which the company said in 2016 would be for its college intern program.

A Disney spokeswoman declined to comment Monday on if these apartments would be also designated for student intern housing, Class A market rate, affordable housing for staff or other details.

No breakdown of unit sizes or bedrooms per unit was provided on the DP. Disney hires an estimated 12,000 students annually for its internship program, the Orlando Sentinel reported in 2015.

The latest multifamily DP features amenities similar to the first one filed in January, including a two-story clubhouse with covered outdoor seating area, large swimming pool amenity, an open recreation lawn with bocce ball court, picnic pavilion with sport lawn, sand volleyball and basketball courts.

A Land Use Plan for this property’s Planned Development zoning was introduced to the county review process in April 2016, and was approved for 150,000 square feet of commercial and 2,600 multifamily units. This PD is still pending de-annexation approval from the Reedy Creek Improvement District back into Orange County.

Disney wrote in its latest DP on Monday it is trying to maximize those entitlements by using 1,291 apartment units on this land west of Flamingo Crossings Boulevard, an updated 1,323 student housing units east of the boulevard, and a remaining 51,440 square feet of commercial.

The new DP did not indicate if any multifamily developer or operator was involved with the project at this time other than Disney affiliates.

KCG is civil engineer on the new multifamily DP, Niles Bolton Associates out of Atlanta is the architect and landscape architect, and Jones, Wood & Gentry, Inc. the surveyor.
