National multifamily owner-operator Alliance Residential Company has 17 acres under contract near a highway intersection west of Sanford, with newly-filed plans for Class A apartments and supporting retail.
Located at the southwest corner of International Parkway and S.R. 46 just west of an on-ramp for Interstate 4, the mixed-use project dubbed “Broadstone Forest” is a continuation of Alliance Residential’s Broadstone apartments brand.
Working through development affiliate Alliance Realty Partners, the company is still in its early stages of planning discussions with the county, having gone through one Development Review Committee hearing on Wednesday. Winter Park-based executives declined to comment Friday on their budding plans for the project.
But a Master Development Plan filed with the county shows the 17.04-acre parcel divided into two lots. A 12.04-acre lot covering the southern two thirds of the parcel would be developed into 260 apartments in four-story buildings, and 20 two-story carriage homes.
The buildings would have a maximum height of 45 feet, plus a 3- to 6-foot-high parapet, and two decorative entry towers at 5 feet to peak. The apartment community plan shows a minimum 455 parking spaces, of which 425 are surface spaces and 40 in garages.
The remaining 5 acres on the northern side, fronting S.R. 46, would be designated commercial for retail and dining, with special exceptions for alcoholic beverage establishments and drive-thru eateries. The site could also include a four-story hotel, per the plans.
A shared access and retention easement area for both lots would fill the northwest corner of the parcel.
Alliance Residential would seek to gate the multifamily portion of the development and provide internal connection between the apartments and commercial uses, according to county planners. Those connections would include pedestrian and bicycle trails as well as roads for vehicles.
County officials noted Friday that the Master Plan is subject to change. The property’s owner and prospective seller is the Robert T. Hattaway Trust of Altamonte Springs.
Alliance Residential bills itself as one of the largest multifamily companies in the country, having invested in more than $10 billion worth of real estate and managing a $15 billion portfolio.
With an office in Winter Park, Alliance has made news in recent years with large developments in the Orlando area.
Those include a proposed nine-story, 260-unit apartment tower in downtown Orlando’s Ivanhoe Village where groundbreaking is anticipated for this September, and a partnership with The Carlyle Group on a seven-story, 268-unit community in Winter Park’s Ravaudage, which opened to tenants in February.
