A veteran commercial real estate broker and investors are developing a new cluster of medical and professional office buildings near Winter Garden’s Florida Hospital, their first such project after launching a new CRE brokerage this past spring.
Located at 1991 Daniels Road, the 1.93-acre parcel lies on the northeast corner of a signalized intersection with Roper Road. Average daily traffic counts top 22,000, and it’s a mile north of Winter Garden Village and Florida Hospital Winter Garden.
The project is led by Elliott Jamison, who in mid-March started new firm Jamison Commercial Partners with longtime colleagues Ryan Kingry, Darryl Dotherow and Chuck Holliday.
Their focus in the endeavor was to pursue more of their own real estate development. Jamison and some passive investors banked the land in November 2014 for $380,000, and since then have led it through rezoning and the installation of a new traffic signal.
“I’ve been watching this property for a long time, it was zoned residential and we knew the property wanted to be medical and office so we took it back through the process for that,” Jamison told GrowthSpotter. “It hasn’t been put in play but now that we have, I think it’s a piece where any doctor who wants to get their spot in Winter Garden will be drawn to.”
Site work began this week on “Daniels Professional Park,” which will have five buildings totaling 17,748 square feet, with suites to range from 2,000 to 8,000 square feet.
Intended for medical and professional office uses, the architecture is meant to feature a “retail vibe and location,” said Jamison, with southern-style design elements.
Total project cost is esimated near $4 million, and the owner sourced $1.56 million in construction financing from IberiaBank in late May.
Completion of the first building is anticipated before year’s end, Jamison said. Hembree Construction is the general contractor, Klima Weeks the civil engineer, Canin Associates the architect and Jamison Commercial the office space leasing agent.
