Pulte Homes is confirmed as the first production homebuilder in Tavistock Development Company’s Poitras master-planned community in south Orlando.

Pulte paid $12 million in late December for 500 homesites in Phase 1 of Poitras, which is approved for 2,734 residential units across its nearly 1,150 acres.

“This is a continuation of our great partnership with Tavistock in Lake Nona,” said Clint Ball, division president for Pulte. “This project will be part of the Lake Nona master plan and has been designed to be a smaller scale follow-up to our successful Village Walk at Lake Nona project.”

The Poitras project will be about a third of the size of Village Walk and will offer a similar product line with some carryover floorplans and elevations. Pulte will offer townhomes, bungalows, 50-foot and 60-foot wide lots, Ball told GrowthSpotter.

“Similar to Village Walk at Lake Nona, this project will feature a walkable design with almost all of the single family lots backing to water,” he said. “Our townhomes and bungalows will be centered around the resort style amenities. The community will be private and gated which is unique in the Lake Nona submarket.”

Pulte is also partnering with Tavistock for the first phase of its Sunbridge community in Osceola County. The builder will offer the first homes in an age-restricted section of the 19,000-acre master-planned community through its Del Webb brand. The project is currently in permitting and should go vertical with model construction in the third quarter.

“This will be our flagship Del Webb project in Orlando with almost 1,400 lots,” Ball said. “We will have more details to share in short order, but we expect to be setting the bar with our amenities, lifestyle programming, and bringing new lifestyle elements to the market focused on health and wellness.”

Pulte also paid $7 million this month for the 250-acre Beltway Commerce Center on Lee Vista Boulevard just north of Orlando International Airport for a 450-home community to be called “Pinewood Reserve.” Pricing will start in the mid $200s.

“We intend to offer product and pricing to meet the needs of first time homebuyers,” Ball said. “We will have townhomes, bungalows, and 50-foot wide single family detached lots. We are excited about our ability to offer new homes, with amenities, in the City of Orlando from the $200s.”

Finally, Ball announced the launch of a second active adult community in the Horizon West submarket. He said Pulte/Del Webb would close in the spring on the 200-acre site located on the south side of the Hartzog Road extension on the west side of the 429 (just north of Orange Lake resort).

“Del Webb Oasis will be about 450 units and given its great proximity to the attractions and Horizon West we are excited about bringing this project to market,” Ball said. “We have seen strong early interest from in market buyers looking to downsize from their current homes and live close to their families in the Horizon West area.”

The community also appeals to second-home buyers because of its proximity to the attractions and entertainment in the tourism corridor and Four Corners area.

“We just did a complete refresh of the entire product line, so those Del Webb communitie will get all new product,” Ball said.
