Pulte Homes has found a landing spot for a vacation home business that is outgrowing its Westside Corridor space.

Orlando Division Director Clint Ball told GrowthSpotter the homebuilder expects to close this summer on 151 acres on Sand Mine Road, on the Polk County side of the county line. He said the newest community, dubbed Windsor Ridge, would be a replacement for Pulte’s Windsor at Westside.

Last December Pulte paid $3.3 million for 47 acres in the heart of Osceola’s Westside corridor to expand its popular resort community.

“We added about 200 units to Windsor with our northern expansion, and believe it or not we’ve already sold a good number of those lots,” Ball said. “We’re going to be running out of Short Term Rental product.”

Windsor Ridge would be a stand-alone community with its own extensive amenities. The preliminary site plan sets aside 5 acres for the amenity center and 15 acres of open space.

The community would have a total of 479 detached vacation homes on 50-foot and 40-foot lots, and 138 townhomes. It would be constructed in two phases, with the bulk of the townhomes in Phase 1.

Just across the county line, Mattamy Homes is building Solara Resort at the southeast corner of Westside and Sand Mine. Solara will span both sides of Westside Boulevard and have more than 900 homes and townhomes.

D.R. Horton’s 350-lot Murano community is also in development now at the intersection of Sand Mine and Westside.

Earlier this year Ball announced the launch of a Del Webb active adult community in the Horizon West submarket of Four Corners. He said Pulte would close in the spring on the 200-acre site located on the south side of the Hartzog Road extension on the west side of the 429 (just north of Orange Lake resort).

“Del Webb Oasis will be about 450 units and given its great proximity to the attractions and Horizon West we are excited about bringing this project to market,” Ball said. “We have seen strong early interest from in market buyers looking to downsize from their current homes and live close to their families in the Horizon West area.”
