Tampa-based Mercury Advisors is activating development plans for a long-time vacant plot of land just a short distance from the 178-acre Mid-Florida Logistics Park currently underway in Apopka.
A recent Preliminary Subdivision Plan submitted by the developer’s engineer, NV5, shows the firm is looking to subdivide 129 acres at 2523 Junction Rd. in order to construct 98 single-family homes on 70-foot lots as part of a project dubbed Grassmere Reserve.
Frank Bombeeck, director at Mercury Advisors, told GrowthSpotter the firm is also working on carving out a five-acre parcel by the front of the development for commercial use, but plans for that are still in the early stages, he said.
“We’re going through final approvals for the home lots,” Bombeeck said. “Our main focus at the moment is our Avian Pointe community.”
Once complete, Avian Pointe will feature more than 750 residential units across of mix of single-family homes, townhomes and multifamily units on roughly 150 acres east of S.R. 414 and north of Lust Road. The project will also feature a new K-8 school and ample community/recreational space.
“We’re making good progress,” Bombeeck said. “There’s still a couple of things we need to get done, but I imagine in a couple of weeks we should be moving some dirt.”
Construction of the single-family homes within its Grassmere development is slated for the second quarter of next year, he adds.
Mercury Advisors paid a little more than $2.3 million for the property back in 2007. The land since has remained undeveloped.
According to a site plan, the residential community will surround about 12.5 acres of open space and landscaping. Amenities include walking trails, a clubhouse with a pool and a community pier overlooking Lake Grassmere.
The site plan also shows a new roadway leading into the development called Gemma Road that will link to West Ponkan Road and Junction Road.
The development fronts West Orange Blossom Trail in unincorporated Orange County, though it sits by a number of significant developments happening in Apopka — one of them being BlueScope Properties Group‘s 178-acre Mid-Florida Logistics Park, where Goya Foods is planning to open a new 330,566-square-foot distribution center on the southeast corner of Hermit Smith and General Electric Road.
Once complete, Mid-Florida Logistics Park will feature 2.4 million square feet of industrial space.
Last year, GrowthSpotter reported plans filed by DR Horton to build 208 single-family homes on a 71-acre parcel next to the Zellwood Station Country Club golf course.
Earlier this month, Atlanta-based multifamily development and property management firm Wood Partners filed a development plan for a 285-unit apartment community west of SR 429 and east of Lake Apopka at 2001 and 2209 South Binion Road. Plans also call for more than four acres of commercial development fronting Harmon Road.
