Foundry Commercial is ironing out concerns raised by Maitland planning officials regarding the proposed Shoppes at Trelago project it is contracted to develop, as part of the larger 65-acre Trelago mixed-use project in Maitland.
The commercial real estate company is asking to move Monday’s public hearing date to November with the purpose to allow them more time to work with Matiland’s Development Review Committee to resolve concerns raised at a city council meeting last month.
Some of the main issues include the development’s parking ratio, the number and location of certain “unsupported” access points and the project’s elevations not meeting design specifications regarding scale and character.
Plans went before Maitland’s City Council with a recommendation of denial from staff issued in August.
Foundry was requesting allowances to use a conceptual planning practice known as Permissible Building Areas (PBA), which essentially grants a developer the flexibility to move buildings around provided the developer follow certain standards.
If approved, the amendments to the Maitland Concourse North Planned Development also allows Foundry to build between 90,000 square feet to 143,000 square feet of commercial, retail and restaurant space on 14 acres at 1070 Maitland Boulevard.
The amendments also let the developer build up to 40,000 square feet of office space.
Under the current allowances, Foundry can develop a combined 150,000 square feet of commercial space, with no more than 30,000 square feet dedicated to office use.
The entire PD consists of eight lots with allowances to fit up to 896,022 square feet of space. It was approved in 2016 and platted a year later.
The developer is under contract with Trelago master-planner Battaglia Group to develop Lot 1 and Lot 2. Kimley-Horn & Associates is the engineer and Gerald Luecke of Hodges Architecture is the architect.
According to marketing material online, the Shoppes at Trelago development would feature a national grocer and fitness chain. Retail pads range from 4,000 square feet to 37,000 square feet.
The remaining lots at Trelago are entitled for multifamily, hotel and health care-related institutional uses.
Earlier this summer, Miami-based Related Group completed a 350-unit luxury apartment community within the mixed-use development called Town Trelago.
In February, GrowthSpotter reported that Jacksonville-based Vestcor Companies paid $3.25 million for about six acres of land within the Trelago property with plans to develop an assisted-living facility.
The mixed use project sits between Interstate 4 and North Maitland Avenue.
Foundry is also behind the 1.1-million-square-foot Princeton Oaks industrial business park currently underway in western Orlando.
The development was met with a fair share of opposition from environmental groups, but GrowthSpotter reported in August that the developer was moving forward with the second phase of the project.
The first roughly 230,000 square feet of Princeton Oaks was completed last year and is 100 percent leased to companies including Ferguson HVAC Supply, Ultimate Auto and Trane Supply.
