Orlando-based Century Homes is teaming up with developer Khaled Hussein’s Baveria LLC for a 195-lot sudivision on Jack Brack Road in Osceola County’s East Narcoossee market.
It would be the third Century Homes community on the road, one of three major east-west corridors linking Narcoossee Road to Tavistock’s future Sunbridge community. Century is currently selling in Sunset Grove, which is at the northwest corner of Jack Brack and Zuni roads.
Century sold the first phase of that 277-lot community to CalAtlantic Homes but is now building Phase 2 itself. Homes there start at $277,000 and average at well over $300,000.
In September, the builder paid $7.65 million to buy a position as co-developer with Avex Homes in Wiregrass, a 298-home community on Jack Brack Road just west of the newest project. That project received Site Development Plan approval in late July.

“As one of the fastest-growing areas in the region, we’re excited to have multiple projects where we can offer families great housing options,” said Century Homes President Matt Phillipoff. “With our new project on Jack Brack Road, we’re looking to expand our catalog with new designs across all of our product offerings and introduce new alley-load product.”
Hussein filed a Preliminary Subdivision Plan for the new subdivision, which is about 300 feet east of Wiregrass, separated by a single parcel. The 5-piece assemblage covering 95 acres and is currently owned by members of the Foshee family. Kevin Tolbert with Keller Williams Land Division helped facilitate the deal.
“It will be a sister community to Wiregrass, but we’re doing some things to make it different,” Hussein said. The site plan sacrifices some homesites to provide slightly larger lots.
“Most communities have 115-foot deep lots,” he said. “We are doing 120-foot lots. We’re providing more depth, so you can put in a better pool and you get more room between you and your neighbor.”
A large pond will serve as the stormwater retention and for compensating storage for the adjacent floodplain. It will be encircled by a paved walkway, and the lakefront lots will be 60 feet wide, instead of the standard 50 feet. Corner lots will be 70 feet wide to accommodate the side-entry garages. Rear-loaded 45-foot-wide lots will allow for a third product type, which is required to meet Osceola County’s subdivision standards.
“We give a lot of credit to Shawn Hindle at Hanson Walter,” Hussein said. “He really made the job happen, because there were issues related to the 100-year floodplain and the wetlands. He was very effective in finding solutions to that.”
The plan also calls for a north-south connector road between the Foshee project and Sunridge Creek, a 601-lot subdivision in the works by Elevation Development on the north side of Jones Road. The road will be built to county standards and will have two neighborhood road connections to help establish the beginning of a grid network in the East Narcoossee area.
“The county requires connectivity between projects, so we are meeting that with a framework road that will have a 62-foot right-of-way,” Hussein said.
Rj Whidden & Associates was the planner for both the Foshee property and for Sunridge Creek. The Foshee project cleared Osceola County’s Development Review Committee last week and is scheduled to go to the Board of County Commissioners in December. Hussein said HWA is already engineering the project so the team can file a Site Development Plan immediately following the commission vote.
Century Homes was an approved builder in Tavistock’s Lake Nona when the master developer bought an ownership interest in company in 2017. Tavistock sold the first phase to Sunbridge in Osceola to Pulte for a new Del Webb community. It hasn’t named homebuilders for first Tavistock-developed portion of the community, but it’s expected that Century would be among those included.
KB Home and D.R. Horton also have active projects on Jack Brack Road. Orlando-based Inventure Group has a contract on 27 acres at the southwest corner of Narcoossee and Jack Brack roads. The developer is planning a mixed-use project with 122 residential units, commercial lots and medical offices along Narcoossee and a self-storage facility.
