DeBartolo Development has keyed into the Four Corners area for its third multifamily project, this one on Old Lake Wilson Road, about two miles from its recently completed Haven at Reunion community.
The Tampa-based multifamily developer is joint venturing with the owner of a 90-acre assemblage across from the Mystic Dunes Resort & Golf Club.
Development Director Reginald Wallace said they plan replat the property to create a 17.15-acre parcel for the apartment community. Meanwhile, Lennar Homes is under contract for the balance of the land and plans to build 220 fee-simple townhomes.
Representatives from all three entities held a pre-application meeting Wednesday morning with Osceola County’s Development Review Committee.
The DeBartolo project would comprise 336 garden-style units across a dozen 3-story walk-up residential buildings with a handful of detached garages. The plan also carves out a slice for four carriage units and four “club units” that are incorporated into the clubhouse. Additional amenities include an exercise trail, dog park, pool and outdoor kitchen.
DeBartolo introduced Amazon-powered Smart Home technology in its most recent projects, where each tenant receives a year of Amazon Prime, as well as an Echo Dots featuring Alexa and built-in speakers in each unit. That allows for voice controlled thermostat, voice controlled lights and fans in select rooms, smart hubs for additional devices and Wi-Fi included with speeds up to 300mb.
Abdul Alkadry and Tim McCormick with Harris Civil are the project engineers. Wallace said the company turned to Arc3 Architecture, the same firm that designed Domain at Margaritaville and Haven at Reunion. DeBartolo sold both of those project shortly after completion.
The firm is also actively building a 315-unit complex on Kissimmee’s E192 corridor and will break ground soon on a new transit oriented development across from the Sanford SunRail station. Wallace said the company has other Central Florida sites under contract and is still scoping for land, especially on the Narcoossee corridor. The company had a contract on a 14.5-acre industrial site but elected not to proceed with the rezoning.
Lennar is working with Askey Hughey and will file permits separately for the townhouse community.
