Winter Haven-based Cassidy Homes, one of Polk County’s most prolific residential land developers, is keeping a steady flow of new homesites in the pipeline.
Cassidy won approval from the City of Davenport earlier this year for Citrus Reserve, a new 34-acre subdivision on Holly Hill Road just west of the new Navigator Academy charter school. The 142-lot community features all 55-foot wide lots and a single entrance. It abuts the Northridge Estates community, but there is no road connection between the two.
The developer sold the entitled subdivision in late February to a Citrus County-based home construction company for $4.8 million. Wood & Associates Engineering performed the civil work.

Meanwhile, Cassidy has applied to Polk County for a new residential planned development on an assemblage of nearly 260 acres southwest of the U.S. 27 interchange at I-4 and adjacent to the Nature’s Reserve subdivision.
The developer has spent over $2.4 million assembling the 10 parcels on the edge of the Green Swamp that comprise the proposed Wynnstone subdivision.
Cassidy is seeking entitlements for 793 homesites with a mix of 40-foot and 50-foot lots. The developer engaged Tampa-based Absolute Engineering to lead the planning and permitting effort.
Earlier this month, Cassidy filed two separate PD applications for neighboring communities near AdventHealth Heart of Florida totaling more than 1,030 residential lots.
Last year Cassidy sought entitlements for a 375-acre assemblage on U.S. 17-92 in Polk County for up to 1,875 homes. The developer also rezoned 114 acres along C.R. 17 in Haines City for a 437-lot planned unit development.
