An entity tied to Orlando-based development and investment company PIB Land wants to build a mixed-use project in Winter Garden that will feature a new soccer complex.
Preliminary plans call for a 50,000-square-foot indoor soccer facility with an outdoor practice field that is slated to span about 81,000 square feet.
The developer is also planning to build a 50,000-square-foot bakery next to the soccer facility and up to 91,800 square feet of office/warehouse space south of the outdoor soccer field.
According to submitted plans, the company is looking to see if it can build up to 51 office/warehouse buildings that average about 1,800 square feet each.
Currently, the 19-acre property at 710 E. Story Rd. is wooded. The development site features a C-2 commercial zoning and vacant commercial property use.
Records show Winter Garden Capital Group LLC, led by PIB’s director of operations Sadique Jaffer, bought the land in February for $965,000.
The same entity subdivided and sold a 3.1-acre lot within the property, where the bakery is being planned, for $600,000 in March. The buyer is a land trust managed by real estate attorney Berry Walker Jr.
Winter Garden planner Shane Friedman told GrowthSpotter the development team went before the city’s Development Review Committee last week to discuss the project’s feasibility. As of today, there are no applications submitted for that site, he said.
Kim Fischer with Cycorp Engineering is the assigned civil engineer.
The development site sits between a highly residential area in Winter Garden and a historically industrial area, near the gateways into both downtown Ocoee and downtown Winter Garden along Plant Street.
Potential user benefits include its proximity to Florida’s Turnpike and S.R. 429.
Across from the property is the recently completed Maxey Elementary School, which relocated from its former location at 1100 E. Maple Street. The school houses about 650 students and features 45,000 square feet of open space dedicated to athletic activities.
Nearby, Schmid Construction is building a business park where it plans to relocate its headquarters office, and developer Chih Yuan Yu is planning a dual-branded Comfort Inn and MainStay Suites hotel.
Sport-related projects are being planned throughout Central Florida.
Just recently, developer Alejandro Gutierrez began seeking permits to build a 38,850-square-foot indoor soccer complex in Clermont, directly behind a new marine dealership called Tommy’s at 16212 S.R. 50.
