Orlando developer Bill Canty, who helped turn Osceola County’s Jones Road into an suburban corridor, has purchased 34 acres and told GrowthSpotter he plans a new townhouse community.

“We’re looking to entitle it for up to 240 townhomes,” he said.

The two parcels are in a virtual donut hole of new housing development, much of which Canty assembled and sold to national home builders. Immediately to the west is the Summerly, a 343-lot subdivision now under construction by D.R. Horton. Ryan Homes and Highland Homes launched sales this year across the street in Siena Reserve, where they’re offering a combined 13 floorplans.

Ashton Woods is actively selling in Sunbrooke, a 349-home community where prices start at $300,000. It abuts Canty’s property to the east and south. In 2017, the developers who assembled and entitled the land for Sunbrooke had the site under contract and planned to expand the community by 74 lots, but they never closed on the sale.

Canty has hired Hanson Walter Inc. to design the townhouse community, which must have interconnecting streets with Sunbrooke and Summerly. The property has a future land use of Low Density Residential, but it must be rezoned to LDR before Osceola will approve the Preliminary Subdivision Plan. Those processes can occur simultaneously, at the developer’s risk.

Canty is also a co-developer with Elevation Development on Preston Cove, 663-home subdivision on the north side of Jones Road, across from the new property. The project is approved for 280 rear-loaded townhomes, 383 front-loaded and side-loaded detached homes.

Next to that project, Orlando developer Kal Hussein has assembled over 140 acres and received approvals for a 442-home subdivision called “The Crossings” on the busy corridor leading to Sunbridge, and Highland Homes is under contract for those lots.

Meanwhile, earlier this summer Meritage Homes paid $6.6 million for a 275-home subdivision called Silver Springs on Jones Road at Eagle Road.
