Longtime collaborators Kyle Sanders and Greg Clark have assembled over 100 acres of farmland in St. Cloud for their next major residential project, dubbed Lakeside at Satilla.

Sanders with Sovereign Land Co. and Clark with Loma Land Co. have applied for annexation to the city, along with a comprehensive plan amendment and planned unit development zoning. The city’s Development Review Committee on Thursday cleared the project to move forward to Planning Commission on Sept. 20.

The assemblage consists of 10 parcels owned by members of the Lee, Rogers and Will families. Sanders said he and Clark connected with the sellers while they were working on Tyson Reserve, a 125-lot subdivision on 43 acres just east of Nora Tyson Road. They’re getting ready to take that project out to market.

The developers have successfully assembled, entitled and sold numerous projects in the Narcoossee area, including Ashton Woods’ Sunbrooke, D.R. Horton’s Summerly and Stanley Martin Homes’ Brack Ranch.

The Lakeside at Satilla conceptual plan from Rj Whidden and Associates calls for a total of 406 homesites — 111 rear-loaded bungalows and 295 front-loaded homes on 50-foot lots. The neighborhood is designed around a large central park area with two ponds, surrounded by tree-lined walking trails.

There are also plans for multiple trails and a pool/cabana amenity. “It will be a very innovative pool like nothing you’ve ever seen,” Sanders said. “It’s going to be very contemporary with a lot of kid-friendly features.”

Sanders said the neighborhood will appeal to families because it’s in a great school district and close to shopping. Once the developers secure the proper zoning and subdivision approvals, they will take it to market. “As it stands now, we’re planning to sell it to one builder,” he said.

The acreage is east of Narcoossee Road and north of Lillian Lee Road. It will have multiple access points from Nora Tyson Road, Lillian Lee Road and connecting roads to the adjacent Larson Property on Narcoossee, which is under contract to Green Slate Land and Development. That 30-acre parcel was under contract to M/I Homes for luxury townhomes and Epoch Residential for what would have been the first luxury apartments on Narcoossee Road south of the Orange County line.

But the project stalled last October when St. Cloud’s City Council members said they would approve it with 4-story apartment buildings. GSL’s Ike Cottle plans to resubmit the project with a build-to-rent (BTR) concept instead of the midrise apartments, similar to GSL’s mixed-use project at the intersection of Narcoossee and Jack Brack roads. Cottle said the goal is to develop the entire parcel as one community.

“We have several strong offers on the property and are currently evaluating those to determine exactly what form of BTR, whether it be townhomes or cottages, to go with,” Cottle said. “We think it will be medium density but it won’t have the height that was an issue for the city.”

He said he reviewed the Lakeside at Satilla plans and will design his project utilizing the same east-west road connections. “I think the two properties will work well together.”
