    Gables will construct a 5-story apartment building in the Baldwin Park Village Center utilzing elements of the Florida Vernacular architectural style.

Boca Raton-based Gables Residential is tweaking the design for its first Orlando multifamily community as it preps for the construction of the 222-unit project in Baldwin Park.

The 5-story buildings will rise at 1801 Prospect Ave., next door to the U.S. Customs and Border Patrol office and across Lakemont Avenue from the Baldwin Harbor apartments in the Village Center.

The site was previously used for a credit union, but Gables received site plan approval for the apartments in 2021 after a zoning update to the Baldwin Park PD that converted office entitlements to residential. The developer has applied for building permits to begin clearing and fencing the site as it waits for final approval for the revised master plan.

The latest submittal from Baker Barrios’ Meghan Dietz explains that minor changes were made to improve the logistics of the garbage collection and to create a staging area for residents moving in and out where they have direct access to a commercial elevator reserved specifically for that purpose.

“All residents are required to schedule appointments with the Leasing staff to reserve the move-in area and the move-in elevator,” she wrote. “This avoids multiple move-ins at the same time and clears the area when the maintenance staff schedules large deliveries, trash pick-up, etc.”

A typical Class-A Gables community, such as the recently completed Napier in Daytona Beach, offers valet trash service with recycling and 24-hour maintenance. Amenities include a gym with dry sauna, coffee bar, game room with wet bar, resort-style pool with sunshelf, shaded loungers and private entertaining cabanas, outdoor grilling stations and a dog park. The clubhouse also has multiple conference rooms and collaborative workspaces, with private cell phone rooms.

The development plan calls for five studio units, 127 one-bedroom units, 80 two-bedroom units and 10 three-bedroom units. The parking garage can accommodate 355 vehicles and has storage for 46 bicycles. The site plan from Kimley Horn doesn’t specify if the garage will include any EV charging facilities, but they are typically included at new-built Gables communities.

The building design wraps the parking garage and creates an interior courtyard for the pool and amenities. In keeping with the architectural guidelines for Baldwin Park, the ground-level apartment balconies have sidewalk access, giving the appearance of a front porch. The architecture blends elements of Craftsman style, such as 3-over-1 windows and stonework on the foundation, with the more dominant Florida Vernacular style. The exterior is highlighted by the gabled roofs with overhang and decorative brackets, selective use of horizontal siding, shed dormers and white balcony railings and posts.
