A Las Vegas-based Fore Property Group has chosen a site along Kissimmee’s Cross Prairie Parkway for its next luxury apartment community.
This week Fore filed construction plans with the South Florida Water Management District to build 354 units within the Fish Lake Planned Development, a 150-acre mixed-use development that stretches along the south side of Partin Settlement Road from U.S. 192 to Cross Prairie Parkway. The PD is in an opportunity zone and is home to AdventHealth’s Partin Settlement campus, which has a freestanding emergency room and Health Park medical office building.
Fore engaged Harris Civil Engineers to create the plans for Lots 2A and 2B within the larger PD. The plans call for a 54-unit build-to-rent townhouse section on the smaller lot, 2B, and a 300-unit apartment complex on lot 2A. The plan also includes an extension of Aeronautical Drive that provides a third access point to U.S. 192.
The community is designed around a 4.5-acre pond, which is surrounded by walking trails and pocket parks. There’s also a playground and dog park near the mail kiosk and a large clubhouse and pool that will be shared by the townhouse and apartment residents.
The site was previously under contract to Falcone Group, but they backed out of the project after the St. Cloud City Council refused to approve a standard utility agreement.
Last year developer/investor Carson Good filed plans to build roughly 300 cottage-style rental homes on parcel 3A in the Fish Lake PD, which was originally entitled for townhomes. The crescent-shaped parcel wraps around the perimeter of the existing Cobblestone Apartments and stretches all the way to Fish Lake.
“We will definitely have a lakefront park,” Good told GrowthSpotter at the time. The PD allows for a boat dock on Fish Lake, but it wasn’t not shown on the plan yet. John Adams with Rj Whidden & Associates told county planners the project may include a launch for canoes and paddle boards but not for motorized boating.
The undeveloped land in Fish Lake PD is owned by the DiVirgilio family. The Fore plan would leave the PD with entitlements for 290 multifamily units on lot 2C, which comprises 29 acres south of the Aeronautical Drive extension.
Fore has completed a half-dozen Class A apartment communities in and around the Tupperware campus and near Disney’s Flamingo Crossings campus. It has three projects under construction now in Orange County. The 410-unit Alabi at Lake Lilly in Ocoee is slated to open this June.
Fore and JV partner PCCP are building a pair of communities on Hartzog Road with a combined 472 units. When completed, the Overlook-Haven at Lake Britt duo will have a combined value of over $100 million. Each community will have its own saltwater pool and onsite amenities, and they will share an exercise trail. Overlook is expected to open this July, followed by Haven at Lake Britt in October.
Last year the developer took home the Parade of Homes Grand Award for its recently completed 19South apartment community south of the Tupperware SunRail station. Fore is also under contract for another 17 acres near the station, where it hopes to build a 350-unit community.
