Lincoln Property Company will bring a second hotel to its Church Street Station project in downtown Orlando, according to a new master plan filed with City of Orlando.

Lincoln is wrapping up construction on the first tower at the corner of Church Street and Garland Avenue, which is anchored by SunTrust bank and has Orlando’s first AC Hotel. Now the developer is activating plans for a 400-foot-tall mixed-use high-rise at 225 S. Garland Ave., just north of the first tower.

The new, 32-story tower would clock in a nearly a half-million square feet, or nearly 46 percent larger than Phase 1. The ground floor would host 2,500 square feet of retail, and the next 10 floors would be dedicated parking with a total of 577 spaces. The garage would be designed to allow for connectivity of the parking podiums between the Phase 1 and 2 towers, according to the plan.

The development plan calls for 228-key hotel with a penthouse level ballroom. The building’s 11th floor would house the meeting rooms and breakout space as well as the kitchen and laundry. Amenities on that floor include two yoga rooms, a spin studio, personal training rooms and locker rooms.

The hotel would occupy eight floors, not including the lobby and back of house. The room layout contains a variety to room sizes, ranging from standard studio units to one-, two- and three-bedroom units – indicating the flag may be an extended-stay brand.

The development plan calls for 210,500 square feet of office space on floors 12-19.

The project team includes Orlando-based Vision Development & Management, architecture firm Baker Barrios. Kimley-Horn is the civil engineer and landscape architect.

Lincoln Property also has a third phase planned at Church Street Station for nearly 60,500 square feet. When it’s complete the total project would be just shy of 900,000 square feet.

Hotel interest in Orlando’s Central Business District has picked up following the 2016 announcement that AC Hotels would open in Church Street Station.

A Hilton dual-branded hotel, which included extended-stay Home2 Suites, will replace the Travelodge at 409 N. Magnolia Avenue.

Summa Development Group is eyeing an assemblage of land near Lake Eola for a new mixed-use tower that could be anchored by a Radisson Collection upscale hotel, according to preliminary documents provided by the developer.
