A Brazilian contractor and real estate investor is planning to build and operate the second local franchise of Amazing Explorers Academy, tentatively set as the first tenant in Lake Nona's Laureate Park Village Center third phase.
The new daycare and early childhood education business currently has one regional location in Oviedo, with a push for more franchisee-owned units across Florida. The school focuses its preschool lessons on STEAM (Science, Technology, Engineering, Arts and Science).
Ray Veloso filed a Specific Parcel Master Plan (SPMP) with the City of Orlando on Oct. 11 to develop the daycare facility on Lot 2 of the Laureate Park Village Center's Phase 3, to would occupy roughly 12,200 square feet.
Veloso is the CEO of Yellow Rock Construction, which will be building the new school, and a managing member of AEA Southeast Orlando LLC, the franchisee.
"Yellow Rock Construction was selected to be the builder for the Lake Nona location, in addition to a series of other school that are planned for Central Florida," he told GrowthSpotter on Friday. "We are excited to be a part of this amazing preschool project, as well as owning a few of the locations ourselves."
The proposed building would have a "modern architecture" with several "green features," said Veloso, including LED lighting, low-emissive glass that reflects heat, low-flow faucets and a high-efficiency HVAC system.
Phase 1 of the Laureate Park Village Center included the buildout of an aquatic center, fitness facility, multipurpose room and Canvas restaurant.
Phase 3 will have four future development tracts for commercial, office or civic use, 120 associated parking spaces and a private road. It will be served by Tavistock Lakes Boulevard, and an internal street network.
Tavistock submitted that SPMP in August so infrastructure work could begin next year. Plans for the four commercial tracts will each require their own SPMP submittal, with Veloso now offering the first for Amazing Explorers Academy.
