Meritage Homes seeks to rezone Sanford nursery for residential community

An area in Sanford that was once rife with nurseries and woods has been chosen by developers as prime property to build homes, with the latest planned development a 26-residence enclave by Meritage Homes of Florida.

Meritage's Somerset Estates, at the northwest corner of Orange Boulevard and New York Street, will join single family residential communities including Retreat at Wekiva, Orange Boulevard, and Astor Farms that have been built in the area in recent years.

"It truly is an up and coming area," said Dante Fraiegari, land development manager for Meritage Homes of Florida.

Meritage plans to place its project on a 9.4-acre site that had been serving as plant and tree nursery, Japan Nursery. Meritage is in the process of applying to have the land rezoned from agricultural use to planned development.

One issue that must be contended with is that New York Street has a major ditch flowing along the property frontage. An easement may be required on the property side of the ditch.

Fraiegari expects to bring the property into compliance and start construction in the first quarter of next year.

Site construction is projected to be finished next summer, which is when the homes are expected to start going in.

Somerset Estates will be Meritage's 26th residential development in Central Florida.
