Pinellas developer planning new subdivision in Leesburg

The subdivision site plan calls for 224 lots with a minimum size of 50-by-120 feet.

A Clearwater developer has filed plans for a single-family residential subdivision with 224 lots between County Road 44 and Radio Road, north of Silver Lake in Leesburg.

CG Land Investments LLC filed for environmental permits for the project on May 15 and has filed construction plans with the city. The project is in its early stages and is referred to as “Radio Road” in documents.


Plans call for developing 74 vacant acres east of a Duke Energy electrical substation. The subdivision would have minimum lot sizes of 50-by-120 feet, and Mike Galvin, managing partner at CG Land Investments, said the homes would sell in the $250,000 range.

“Builders are running out of lots in Orlando, so there’s some interest there,” Galvin told GrowthSpotter. CG Land Investments has owned the site for nine years.


Galvin said the company is in talks with homebuilders, but “nothing is locked in yet.”

CG Land has also been a prolific supplier for D.R. Horton, having developed multiple communities across in the Four Corners submarket for the builder. Those include Tanglewood Preserve and Summers Corner, a 166-lot subdivision on the north side of Dunson Road.

The civil engineer for the project is Poulos & Bennett of Orlando. Bio-Tech Consulting of Orlando did environmental engineering, with Faulkner Engineering Services of Tampa handling geotechnical engineering. Atlantic Surveying of Winter Garden is the surveyor.

The subdivision will be built in a single construction phase.

CG Land Development has been active in central Florida residential development. In 2016, it completed Etowah, a new home community on Lake Eustis in Tavares.

Last year, the company announced plans to add 188 home sites to Polk County’s booming U.S. 27 corridor in the Four Corners submarket. Earlier in 2018, CG Land Development completed the 233-lot Estates of Westerly in St. Cloud.
