New documents filed in Orlando by the Tavistock Development Co. describe the firm's latest multifamily housing project to be built within a 158-acre, mixed-use district in Lake Nona.

The yet-to-be-named 11-story apartment building will contain 450 units in various configurations sized from 646 square feet for a studio to a four-bedroom unit with 1,775 square feet. The building, designed by Atlanta-based Dwell Design Studio, also incorporates 10 stacked townhomes into the product mix.

The development includes a five-story, 470-space parking garage, and 9,019 square feet of retail on the bottom floor.

Tavistock managers were mostly mum on the project Wednesday except to say they will continue to modify the plans as Lake Nona grows and will base those modifications on market demand.

Spokeswoman Karlee Kunkle said the project is still in the planning stages, and the company could not give an estimated starting time for construction or total monetary investment in the 607,520-square-foot apartment building. Also unavailable were details about apartment finishes and amenities. The plans do show a pool and pool house in the central courtyard and multiple tennis courts.

GrowthSpotter first reported in July 2017 Tavistock's plans for a new mixed-use district east of Lake Nona Town Center. Conceptual plans showed a planned 80,000-square-foot medical office building as the first development in the district.

Last December, the company filed a Specific Parcel Master Plan with the city that detailed a 158-acre mixed-use district that would create 22 city blocks through a series of cross streets on undeveloped land owned by Tavistock. The district is bounded by Lake Nona Boulevard, Nemours Parkway and Laureate Boulevard.

The master plan showed condominiums; apartments; rear-entry townhomes; "city homes," akin to urban row houses; medical office buildings and memory care/assisted living facilities.

The unnamed apartment building is Tavistock's fifth multifamily project in the Lake Nona area of Orlando. LandonHouse apartments is directly across the street from the new project. Ariel is farther west, between Lake Nona Boulevard and U.S. 417, and Watermark is north of U.S. 417 from the district.

Pixon, which opens next year, was designed to respond to growing demand from college students attending seeking rental housing in Lake Nona. Campuses in the community based 4 miles or less from the Pixon building include UCF's College of Medicine, the UCF Burnett School of Biomedical Sciences, the University of Florida's Research and Academic Center, and Valencia College on Narcoossee Road.
