The development team behind a proposed TownePlace Suites by Marriott hotel in Lake Mary just won the necessary city approvals to begin construction.
Lake Mary’s planning and zoning board voted unanimously Tuesday night to approve the site plan for a proposed 122-unit hotel on the southwest corner of Primera Boulevard and Crescent Executive Court.
The plans are part of a larger development, announced by property owner Parmenter Realty Partners last year, that includes the hotel and a new 10,000-square-foot food hall on about five acres of vacant land fronting the five-building Primera Towers office park.
Lake Mary could be getting its first food hall and a new extended-stay hotel.

Doral-based Parmenter Realty Partners bought the site in 2017 for about $2 million shortly after dropping $130 million for the adjacent 772,000-square-foot Primera Towers office development. Tenants include Blue Cross & Blue Shield, Liberty Mutual, Dixon Ticonderoga and infrastructure design firm HNTB.
Parmenter asset manager Nathan Reser previously told GrowthSpotter the company wanted control over what would be developed on the adjacent 5-acre site.
“We bought it partially as a defensive move so something we didn’t want there, like a competing office building or a massage parlor, didn’t come in,” he said.
Lake Mary project manager Stephen Noto said the developer has yet to submit plans for the food hall.
The site plans for the hotel portion split the existing 4.7-acre site into two parcels. The planned 5-story hotel sits on about 2.35 acres and features 128 parking spaces.
The TownePlace Suites flag is an extended-stay hotel concept that typically features pet-friendly rooms, laundry facilities and full kitchens. Amenities include fitness studios, cafes and business centers.
Attempts to reach Patel or Wells were unsuccessful.
This would be PKY Properties’ first hotel development in Florida. The company has developed hotels in New Jersey and Massachusetts.
Nearby, in Altamonte Springs, 3H Group developed a TownPlace Suites hotel at 151 N. Douglas Ave. in 2017 next to its Hampton Inn & Suites hotel, which it completed in 2013. Base4 was also the architect.
The Lake Mary metro area is known for its office market and the multimillion-dollar homes located in the Heathrow community.
TopGolf recently opened a new facility at 1010 Greenwood Boulevard. A new hotel and stand-alone restaurant are in the midst of being planned across from the entertainment venue.
D.R. Horton is also active near downtown Lake Mary. The homebuilder is prepping to build more than 100 townhomes and 20,800 square feet of commercial space on Fountain Parke Boulevard, on the east side of Rinehart Road.
Within the Heathrow area, Lake Mary-basedIntegra Land Co. recently opened its 350-unit Integra Crossings apartment complex, that’s part of a larger mixed-use project slated to consist of a 100,000-square-foot hotel with 240 rooms and 325,000 square feet of commercial space.
