Timeshare expansion at Wyndham's Worldmark I-Drive resort underway

Wydham Destinations breaks ground today on a multi-million dollar expansion and renovation of its Kingstown Reef Resort on Orlando's International Drive scheduled to open in late 2020.

The two 4-story buildings will comprise 87 new timeshare units, more than doubling the size of the existing Florida Keys-themed resort. The new suites are more spacious and the largest units sleep up to eight guests. The resort is also introducing a new line of upgraded units called Presidential Suites with larger bedrooms, luxury finishes and fixtures and enhanced amenities.

The resort is one of two timeshare properties in Greater Orlando that operates under Wyndham's WorldMark brand, but the addition will open it up to owners in the Club Wyndham vacation club, as well. 

Wyndam Destinations moved its headquarters to Orlando last year and now employs approximately 3,500 people in Central Florida. President Michael D. Brown said the company will hire additional staff for new resort operations and sales positions when the new facilities are completed next year.

The company also will renovate its existing 99 units with new flooring, furniture and appliances. It's also adding a new 9-hole miniature golf course to the outdoor offerings and converting a portion of the existing check-in building to a sales center for visitors interested in learning more about vacation ownership options.

Company officials declined to disclose the amount of new investment in the property.   

The resort has run at a high occupancy since opening in 1999, and Wyndham has held the adjacent undeveloped land on its books since 2002 through various affiliates in anticipation of expansion.  

The Outside Lab will be developing the project with Ndeavor acting as the owner’s representative. Upon completion of construction, Wyndham Destinations will purchase units at the resort and manage the sales and marketing of vacation ownership, resort operations, and timeshare homeowners’ association management.

Last month developer Vincent Desai filed preliminary plans with Orange County for a mixed-use project along South I-Drive that could introduce up to 708 new timeshare units to the rapidly growing tourism sector there. 

But some timeshare developers are looking to convert their entitlements for other uses. In 2015, Westgate closed its Seasons timeshare property and converted it into 250 apartments.

Last year, the owner of the Caribe Royale resort filed plans with Orange County to trade off hundreds of timeshare entitlements for 341 multifamily housing units, 300 hotel rooms and 100,000 square feet of commercial space to property it owns along South International Drive and State Road 536 in Orange County.
