Developer preps new light industrial bldgs in Rand Yard Commerce Center

Ocala-based DL Fox Properties LP has a 24,500-square-foot building under construction in Sanford’s Rand Yard Commerce Center, and two more on the way later this year.

A spokesman for president Dan Fox said the company started erecting steel this week for the building in Rand Yard West, the western side of the Sanford industrial park where Fox owns two completed buildings now under lease.

The company will spend an estimated $1.35 million on the new building, which doesn’t include the cost of land. The building should be finished in about four months, staff estimated. 

General contractor on the project is Wood Knot Construction of Longwood, and civil engineer is JHR Consultant of Altamonte Springs.

Fox has purchased all the lots in Rand Yard East and has site approval from the city of Sanford for two buildings there -- one at 7,965 square feet and the other 19,976 square feet. The spokesman said the company hopes to start construction on those buildings in September. 

DL Fox Properties plans on starting another building next year which will complete the build-out for Rand Yard East.

The company, under its Bolder Properties LLC affiliate, purchased nine parcels in Rand Yard in April 2015 for about $1.75 million. The seller was V&V Holdings, a company led by former Seminole County Commissioner Sidney L. Vihlen III. 

DL Fox's affiliate has three buildings under lease in Rand Yard to Electric Power Systems and Aurel, an ice cream machine manufacturer, in Rand West; and BOSS Laser in Rand East.

The company usually constructs buildings of 20,000 square feet or smaller, then leases them to one or two tenants. Its focus is smaller-sized buildings because they can be marketed to a wide variety of businesses.
