Local gift shop titan Ocean Air Enterprises, Inc. is putting down permanent roots in Orlando's tourism corridor, filing plans to build its own new office and warehouse building that will offer room for expansion.

Located at 7012 Municipal Dr., the 2.83-acre vacant parcel is zoned Industrial, and lies just south of the 5400 block of International Drive. The company paid $850,000 for the site this past April.

Ocean Air Enterprises has owned a number of local gift shops in the tourist corridor for decades, and serves as a third-party distributor for other stores and area theme parks.

The company has up until now been leasing its office and warehouse space in the Crownpointe Commerce Park on Kingspointe Parkway, about 2.2 miles southeast of the new Municipal Drive site.

Ocean Air applied for various building permits between Sept. 21 and last week with the city of Orlando and South Florida Water Management District for a 45,355-square-foot warehouse. Those are still under review, and general contractor Harbco just got back its first round of city staff comments.

The building would feature 7,112 square feet of office space, and 38,223 square feet used for storage of Ocean Air's product stock for its local gift shop sales.

The new facility will have air conditioning in packing areas of the warehouse that Ocean Air doesn't have now in the Crownpointe Commerce Park location. Building design also features more natural lighting from skylights.

Officials with Ocean Air Enterprises did not respond to requests for comment on Thursday.

This is the second new warehouse development on Municipal Drive this year. Duke Realty Corp. bought a 14.6-acre site in late April a block south of Ocean Air's property, with plans to build a 185,640-square-foot warehouse for local client PODS to relocate and expand its Orlando storage operations.
