New warehouse to be built on spec at South Seminole Commerce Park near Maitland

UPDATED: November 29, 2016 11:11 AM — Hickman Enterprises a long-time builder of commercial warehouses in Seminole County, is planning a new building in the company's South Seminole Commerce Park near Maitland.

The 14,500-square-foot building will be the fifth structure in the 10-acre commerce park, and will include 2,000 square feet of office space.

Construction should start in Second Quarter 2017, owner Andre Hickman told GrowthSpotter on Monday. He plans to have the building completed by First Quarter 2018. Engineering consultants on the project are Briskey & Associates Engineers Inc. of Daytona Beach.

"We're building it on spec, so we don't have a tenant yet," Hickman said, adding that the other four buildings in the park are all fully leased. The company has just begun the permitting process with Seminole County's Development Review Committee and the St. Johns River Water Management District.

The building, including parking, will cover just over 1 acre, according to Hickman's application filed with SJRWMD. The property is at 110 Atlantic Annex Point, just west of U.S. 17-92, north of Atlantic Drive and south of O'Brien Road.

Hickman said he works with a small group of local contractors and won't be putting the work out to bid.

After completion of this latest building, Hickman said the park will have room for one more structure.

The smallest and oldest building on the property was built in the 1962-64 time frame, and stands at 1,436 square feet. The largest of the current buildings, at 43,000 square feet, was built in 1991. A 25,341-square-foot building was also built in 1991, and the newest building from 2001 is 9,000 square feet.

Hickman said his father founded the company in the 1970s. The affiliate which owns the commerce park, South Seminole Investments LLC, was founded in July 2002.
