A Brazilian investor has amassed three contiguous lots totaling 9.83 acres at the top of a hill in Clermont that at one point was targeted for a new police department.

In late May, Fonstock Real Estate Investments LLC bought the first parcel of 3.9 acres at the southwest corner of Citrus Tower Boulevard and Hooks Street from the City of Clermont for $1.308 million. Then, on July 8, it was resold to a LCC out of Delaware named 1775 Hooks Street LLC, the address of the parcel.

On the same July day Dewitt Enterprises, the ubiquitous excavation company that has tamed many a hill in the area, sold two parcels it owned contiguous to the Fonstock-owned parcel to the same Delaware LLC, 1775 Hooks Street.

Details on how much the city drew for its 3.9-acre parcel that boasts elevated views of Clermont and a nearby lake.

The largest of the two parcels sold by Dewitt went for $650,000 a 4.3-acre L-shaped tract that Dewitt bought for $220,000 back in 1998. It also sold an adjoining 1.63-acre piece to the Brazilian affiliate LLC. There is no record for how much Dewitt paid for the smaller parcel, according to the Lake County Property Appraiser's records.

Dewitt also owns several other parcels in the area on the other side of Citrus Tower Boulevard.

Neither the Brazilian investor nor Dewitt returned telephone calls inquiring about plans for the parcels.

GrowthSpotter could not reach the principals of Fonstock, Carlos Alberto Da Fonseca and Silvana Regina Da Fonseca, for comment. Based in Sao Paulo, Brazil, the couple is registered with multiple affiliate LLCs in Florida, one of which owns an office condo in Orlando on Kingspointe Parkway.

Clermont city officials said they had no inquiries about development plans for the land, though it already has commercial zoning, which would allow a variety of uses.

An executive manager of the buyer LLC was registered with an address in Tampa that corresponds with Greystone Healthcare Management Corp. Representatives did not return telephone calls seeking comment.

Greystone offers services including healthcare management, home health care, hospice care, and health network, according to Bloomberg. The company also operates health and rehabilitation centers.

It serves clients across the country, with locations in Florida in Bradenton, Daytona Beach, Deland, Fleming Island, Ft. Lauderdale, Gainesville, Hernando, Jacksonville, Lady Lake, Lehigh Acres, Melbourne, Miami, North Miami Beach, Ocala, Port Charlotte, Rockledge, St. Petersburg, Starke, The Villages and Venice.
