Dream Finders Homes launches sales in Bella Collina golf community

All Bella Collina residents can buy a recreation and golf membership to the championship golf course and country club.

One of Lake County’s most exclusive golf communities, known for its multimillion dollar custom homes, has invited a production builder for the first time.

Dream Finders Homes earned the coveted position in Bella Collina and has 149 lots under contract from master developer DCS Investment Holdings. Orlando Division President Gerry Boeneman told GrowthSpotter DFH would offer seven floorplans with prices starting in the low $500,000s.


“Bella Collina is one of the most desirable golf courses in all of Central Florida. It has unparalleled beauty, and we’re going to be the first production builder in the community,” Boeneman said. “We’re coming in with pricing lower than what’s being offered there now.”

Dream Finders Homes is building its Anna Maria model home at Bella Collina. This version has a second floor option over the garage and 10-foot ceilings on the ground floor.

The Jacksonville-based homebuilder will offer three- to five-bedroom homes with optional bonus room on 40- and 50-foot lots. The homes will range in size from 2,500-3,412 square feet. DFH has already begun vertical construction of its models and has launched sales for the first 57 lots.


“We’re coming out of the gate with two spec homes and two models, and we’ll keep filling the pipeline as sales occur,” Boeneman said.

The first phase is composed entirely of 50-foot lots with direct views of the Nick Faldo-designed golf course or conservation views, in some cases both. The four home designs offered for these lots are all upgraded versions of Dream Finders homes in other communities. Pricing on these homes will start at $579,990.

“They’re luxury versions,” Boeneman said. “There were some changes we made to the designs to meet the higher architectural standards in the community.”

For example, Bella Collina requires a minimum 10-foot high ceiling on the first floor, whereas the standard DFH model had 9-foot 4-inch ceiling heights. Tile roofs are also mandated to comply with the community’s Tuscan-inspired theme.

“We’re not trying to compete with the custom builders,” Boeneman said. “Our homes are definitely well-appointed with features that are desirable for buyers.”

A new product line has been designed specifically for the 40-foot lots, which will be available in the next phase. All of the homes have flex space than can be designated for a home office or den. Buyers can meet with the builder’s design studio to select flooring, kitchen cabinets, tile and other finishes to customize the home to their personal taste.

Residents can purchase recreation or golf memberships that give them access to the championship golf course, resort-style pool complex, spa and salon, Sportivo Centro fitness center, Har-Tru tennis courts, multiple dining venues and meeting and ballroom space.

Dream Finders Homes currently has 21 active communities throughout the Orlando region, including five in Lake County. “We love Lake County and everything it has to offer, from the rolling hills to the recreation, shopping and great schools,” Boeneman said.
