Tavistock preps for three new office bldgs & garage in Lake Nona Town Center

Tavistock Development Company is setting up its next phase of shovel-ready office space in Lake Nona, filing plans with the city of Orlando for three new buildings and structured parking in a new section of the 100-acre Lake Nona Town Center. 

Based at what will be 7003 Lake Nona Blvd., the cluster of buildings will lie between Veterans Way and Humboldt Drive,  just west of where a new six-story, 155,000-square-foot spec office building announced on Aug. 14 should break ground this fall by PCL Construction Services for a Fall 2018 delivery. 

Tavistock filed a Specific Parcel Master Plan with the city in late September for what is dubbed the "Town Center Headquarters Office" cluster, comprised of three four-story buildings totaling 185,000 square feet, and a five-story parking garage. 

At roughly 62,000 gross square feet each, these buildings will be smaller than the speculative office plans introduced thus far for Lake Nona Town Center, and are expected to be marketed as single-tenant headquarter solutions. 

The project would be constructed in one phase. Floorplan options inside offer a slab knockout to connect multiple floors for a tenant with stairs running between. Elevations provided to the city show an exterior design dominated by floor-to-ceiling windows, and on the second floor there would be a connector walkway between buildings A and B. 

The new office buildings and garage are part of more than 1 million square feet of new office space that Tavistock has coming online across its portfolio. 

The buildings are also part of Tavistock's next wave of development for its Lake Nona Town Center, likely Phase 2B to follow the Phase 2A announced last year which will include 1.2 million square feet of retail, entertainment venues, structured parking and a 16-story anchor hotel, for which construction may start by December.

Along with the three office buildings and garage, this segment of Lake Nona Town Center includes pads for another prospective hotel (17,459 SF) and restaurant (5,292 SF). Those were not included in this new SPMP filed with the city.

Gensler is the project architect, and a general contractor has not been announced. Tavistock's Skipper Peek leads pre-lease marketing efforts for Tavistock.
