Tavistock files new plans for dense, urban mixed-use district in Lake Nona

Tavistock Development Company filed plans Thursday for a new mixed-use district covering more than 158 acres in Lake Nona, with a web of interconnected streets to guide urban-style development east of the Lake Nona Town Center, and a new medical office building to kick it off. 

GrowthSpotter first reported in July that the developer was in early-stage planning for a new mixed-use district bounded by Lake Nona Boulevard, Nemours Parkway and Laureate Boulevard, and at the time was seeking an architecture firm to design the first 70,000-square-foot medical office.

KWJ Architects of Tampa was later hired for that building, and Orlando-based PLACE Alliance has led placemaking design for the district as a whole.

A Specific Parcel Master Plan (SPMP) filed Thursday with the city of Orlando establishes a clear street hierarchy for the mixed-use district, meant to prioritize the location of primary building facades, and identify locations for parking and service access. 

Tavistock did not respond to requests for comment on its timeline for development. But its same-day filing of plans for the medical office building indicate a Third Quarter 2018 start to construction, which was acknowledged in July.

Development will be market-driven, with a mix of boutique homes, apartments, condominiums, office and retail. A few specific uses listed on the SPMP map forecast a medical theme across the commercial, but those are only examples, and Tavistock will have flexibility to adapt the plan.

But residential and commercial uses shown on the plan give a clear idea how Tavistock may favor density in the district.

Those include condos (an estimated 970 units over 15.32 acres), apartments (1,793 units, 24.41 acres), "Tuck-under" homes -- typically multi-story townhomes -- where a garage is tucked under the rear of a house and accessed by alley (538 units, 16.85 acres), "City Homes" akin to urban row houses (100 units, 7.2 acres), medical office buildings (410,000 square feet, 5.91 acres), and Memory Care/Assisted Living facilities (16.31 acres). 

Twenty-two city blocks would be established by this plan, through a series of new cross streets over more than 139 undeveloped acres owned by Tavistock. Most of the streets would include parallel parking.

Another 18.3 acres within the new district map are already developed or under construction, including Beazer Homes' 216-unit Gatherings of Lake Nona, Tavistock's new 11-story "Pixon" mixed-use apartment building, and the established LandonHouse apartments. 

The SPMP also defines a series of setbacks for residential and non-residential uses to guide landscape, building placement and massing, and shows conceptual park locations. 

Potential uses are identified for those city blocks on the map above, with their proposed total acreage and unit count/square footage:

Block 1A: Condo (3.32 acres, 282 units); related parking garage (409 spaces)

Block 1B: Medical Office (1.15 acres, 80,000 square feet); surgical center, independent living, radiology or similar service (1.98 acres, 150,000 SF); Tuck-under homes (2.86 acres, 111 units); surface and tuck-under parking (514 spaces)

Block 1C: Medical Office (1.09 acres, 80,000 SF); surgical center, independent living, radiology or similar service (0.93 acres, 76,200 SF); Tuck-under homes (2.19 acres, 86 units); surface and tuck-under parking (354 spaces)

Block 1D: Senior Center (1.11 acres, 30,258 SF); daycare (1.07 acres, 21,148 SF); church (0.64 acres, 16,741 SF); memory care (1.4 acres, 68,934 SF); surface parking (375 spaces)

Block 1E: Assisted Living Facility (6.88 acres, 364,085 SF); library (1.1 acres, 15,400 SF)

Block 1FA: School (4.93 acres, 41,821 SF)
