New plans for UCF Lake Nona Medical Center show design, room for expansion

Newly-filed plans for UCF's teaching hospital in Lake Nona show ample room for expansion in the coming years as it continues to build out a health sciences campus in the southeast Orlando community. 

Located along Lake Nona Boulevard between Medical City and Humboldt drives, the hospital site covers about 36.5 acres. It lies directly between the UCF Medical School and former Sanford Burnham Institute, which UCF is now negotiating to repurpose as a cancer research and treatment center.

Tavistock Development Company filed a Specific Parcel Master Plan in late February for the UCF Lake Nona Medical Center with the city of Orlando. Its affiliate owns about one third of the land, with UCF owning the balance. 

The new SPMP calls for a three-story teaching hospital with 64 beds, shell space for another 16 beds in the future, a 60,000-square-foot medical office building, power house for utilities, helipad and associated surface parking. 

Back in July 2017, the state's Agency for Health Care Administration approved a certificate of need for a 100-bed medical and surgical hospital plan, the Orlando Sentinel reported.

UCF officials estimated at the time that construction would begin within 18 months, and for the facility to open by late 2020. UCF's certificate of need requires them to have foundation work underway by January 2019. 

UCF is partnering with Hospital Corporation of America (HCA), a national for-profit hospital chain owner-operator. HCA's North Florida division will invest $175 million to build and operate the facility, while UCF will provide the land and brand.

No state funds will be used to build the hospital. It will have the potential to expand into a 500-bed facility, which would not require another approval by the state's Board of Governors. 

Nashville-based ESa Architects and S&ME have contributed to the project design thus far. 

The UCF teaching hospital site lies directly north of where site work is now underway for Johnson & Johnson Human Performance Institute's new 35,000-square-foot headquarters office and training center, plans for which were first reported here in mid-October.
