New Montessori school planned for Lake Nona, GC sought next

The owners of Montessori School of Orlando have bought property in Lake Nona for a second school.

John and Marilou Esguerra, through their affiliate corporation, paid $1.4 million this week for the 1.8-acre parcel at 9186 Dowden Road, just next door to Nona Park Village apartments.

John Esguerra said he has filed preliminary plans with City of Orlando for a 16,000-square-foot building with 12 classrooms. The school would be able to accommodate up to 300 students and would include features such as an auditorium, lunch room, computer lab and playground.

"The permitting takes a long time," he told GrowthSpotter on Wednesday. "I thought we would be able to open by November or December (of this year), but now it's looking like it won't be ready until May or June (of 2017)."

They already have an architect and engineer, and will be bidding for a general contractor as soon as the permit is approved.

The Esguerra's opened their first Montessori school at a storefront near Florida Mall in 2009. Esguerra said new construction was the only option for Lake Nona.

"There's nothing available to lease in that market," he said. "People are flocking to Lake Nona because of all the medical offices that opening there. There aren't enough schools."
