The former president and COO of shopping center investment and development firm Regency Centers just completed her shopping list for a new home.
Mary Lou Fiala, a long-tenured director at Regency Centers, and her husband Gerald Fiala just paid $3.89 million for a six-bedroom home on the 5500 block of Isleworth Country Club Drive, according to a recently recorded deed in Orange County.
The deal for the 6,956-square-foot house breaks down to almost $560 per square foot. Shelly Crema, a trustee of the Shelly L. Crema Trust, sold the property. Records show Crema paid $3.75 million for the property in 2013.
According to online marketing material, the property has been on and off the market for the last two years with different brokerages, and once asked for as high as $5.29 million.
The home was last listed a couple of months ago with Corcoran Premier Realty’s Chocky Burks seeking $3.99 million — meaning it sold at a $100,000 discount off the most recent asking price.
“This home was completely redone and that’s the key ingredient to what makes it so unique,” Burks said. “Homes in Windermere tend to be a little old, people don’t want to have to put in a lot of work fixing it up. It’s why you’re starting to see more teardowns in the area. Homes are being sold for land prices.”
At least six homes have sold between $3.8 million to $6 million in Windermere over the past six months, including the most recent deal, Burks said. About 22 homes are currently asking over $3 million in the area, she adds.
Vincent Scarlatos with Olde Town Brokers brought the buyer. Scarlatos declined to comment on the identity of his clients, citing a non-disclosure agreement, but said there were several homes for sale in the Isleworth Golf & Country Club to choose from.
“This home itself was unique and presented a high-end quality that my clients were searching for after looking at different areas and cities,” Scarlatos said."As with all deals, it all depends on a willing buyer and seller to negotiate."
The 0.87-acre property sits on the 14th hole of the Isleworth Golf and Country Club.
The home features six-and-a-half bathrooms, a newly renovated kitchen with Quartz counters, and a 1,000 bottle climate-controlled wine room.
Outside the home features an outdoor covered loggia with natural brick flooring and large fireplace with retractable screens. Its climate-controller, saltwater pool and spa overlook the golf course.
Prior to the deal, the seller renovated the owner’s suite’s bathroom, repainted the house and upgraded its house generator and AV and water systems.
