Florida Hospital Waterman plans new office bldg in Mount Dora to expand reach

Florida Hospital Waterman is planning a new medical office building in Mount Dora about six miles from its main campus in Tavares, adding new services to a growing area of north Lake County.

Located on U.S. 441 just south of the entrance to the Country Club of Mount Dora, the 10.84-acre site was bought by Florida Hospital Waterman for $2.35 million back in November 2016.

It was part of an extensive land-banking effort in recent years in the area by Adventist Health System to supplement what is now a 150-acre Waterman campus in Tavares. 

Preliminary construction plans filed with the St. Johns River Water Management District call for a new two-story medical office building with 26,450 square feet of conditioned area, which with surface parking would cover only 20 percent of the site's total area. 

The building will house outpatient services, including primary care physician offices and a laboratory collection site, and will help Florida Hospital Waterman expand services beyond its main campus, said company spokesman Steven Jenkins. 

The hospital remains on schedule with a $73 million emergency department and patient tower expansion project for its Tavares campus that broke ground last July

That facility expansion is still anticipated for completion in spring of 2019, after which renovation would start on the current emergency department space through 2020, Jenkins said Tuesday. 

Lake County's population estimate as of July 2017 was just over 346,000, up 16.5 percent from the 2010 census, according to the U.S. Census Bureau. 

The area is expected to attract more businesses because of the extension of S.R. 429 into Mount Dora. City officials hope it will attract high tech industry and other commercial development, and are dubbing the entire area an “Innovation District.” 

Klima Weeks is civil engineer on the new office building project, and Gresham Smith & Partners out of Jacksonville is the architect.
