D.R. Horton has filed plans with Orange County for a mix of 383 multifamily residential units along with commercial and office buildings on a 38-acre parcel at the southwest corner where Flamingo Crossing Blvd. and Avalon Road intersect in Horizon West.
Commercial space could total 125,000 square feet on two lots fronting Avalon Road and totaling approximately 7.5 acres, and office space at 79,453 square feet on two lots totaling approximately 8.5 acres, one of which would front Avalon, according to land-development plans, in buildings with a maximum of three stories.
Residential buildings would have a maximum of five stories on approximately 28.7 acres on the western portion of the parcel, which would contain an 8-acre pond and front an unnamed lake. Plans for buildings are not detailed in the filings of the preliminary subdivision plan.
Plans call for construction in two phases. Engineering and planning is being handled by VHB of Orlando, surveying by Allen & Co. of Winter Garden and environmental by Bio-Tech Consulting Inc. of Orlando as well as Water Conserv II of Winter Garden.
D.R. Horton began building single-family homes at Waterleigh in 2014, with plans for a total of 3,600 homes on 1,400 acres at Hickorynut Lake in Village H of Horizon West.
In Horizon West, other recent commercial activity includes new plans filed in recent weeks with the county by Tampa-based Rave Commercial LLC to develop retail and professional office space on 4 acres along Hamlin Groves Trail. That would be comprised of four single-story buildings aligned in a row just south of the New Independence Parkway interchange on State Road 429. Venkata Ravipati and Ravikiron Ainpudi of Rave have worked in the past with Boyd Development, Ravipati told GrowthSpotter in August, and February is the groundbreaking goal. Collaborators include civil engineer Planeng Inc. of Pensacola; Accuright Surveys of Orlando; and C&K Architects | Interiors Inc. of Tampa.
Also in Horizon West, Boyd Development has been working on designs for as many as three office buildings in Hamlin Town Center east of the New Independence Parkway interchange on State Road 429, with building pads cleared next to the Cinepolis movie theater that recently opened. KCG is civil engineer, Dix.Hite+Partners is landscape architect and Charlotte-based firm Shook Kelley is architect.
South of NeoCity in Osceola County, D.R. Horton in April began planning commercial lots in the Kindred community with one 17.72 acres and another 91.87 acres, along with a 20-acre future school site.
