AV Homes planning more residential on Poinciana Boulevard

AV Homes is seeking permits for the first 125 lots of a new 305-lot subdivision on Poinciana Boulevard in Osceola County.

Homebuilder AV Homes is in the early permitting stages for a new 305-home subdivision on Poinciana Boulevard.

By far the largest developer in Poinciana, AV Homes has owned the 112-acre property for decades. The builder filed a preliminary subdivision plan late last year and now is seeking approval for the first 125 lots.


Tony Iorio, vice president of land for the company, told GrowthSpotter the project is in its infancy. The builder has yet to select a name or decide the price point and product mix of the subdivision, but it will likely target entry-level buyers.

"The amenities, the name - all that is going to be worked out," he said.


The second phase could have 123 single-family homes or a mix of single-family and multi-family homes. The third phase would have 66 lots.

Iorio said the steady demand for new homes in Poinciana, combined with the opening in May of Poinciana Parkway, fueled the decision to move the project forward. AV hopes to break ground in the second quarter of this year.
