The homebuilder has applied for a PD amendment to its Isles of Bellalago development, formerly known as Bellalago West.
The 588-home community across from AV Homes' original Bellalago stretches from Pleasant Hill to Poinciana Boulevard. The proposed amendment would allow for neighborhood commercial uses on a 2.5-acre tract at the community's northernmost entrance.
The site was previously designated as a neighborhood park, but the developer opted to relocate the community center and passive park to a more centrally located site during Phase 1 construction. AV says the modification would not alter the recreation requirements for the community because of the "the abundance of active recreation" in the Poinciana PD.
AV Homes is seeking to add 12,000 square feet of neighborhood commercial uses. According to the county's Land Development Code, neighborhood commercial zoning is intended for neighborhood-serving convenience retail and personal, business and other professional services. The use also provides a transition zone between residential and more intense commercial development.
The subject property is directly across from the Village Shops of Bellalago, a Publix-anchored shopping center that was part of the original Bellalago PD.
Osceola County's planning staff have recommended approval, and the item is on the DRC consent agenda for Dec. 7.
The latest PD amendment comes on the heels of AV Homes filing preliminary plans for a 6.5-acre retail expansion at Bellalago's north gate, just south of the new Valencia College campus scheduled to open next fall.
