D.R. Horton under contract to buy 350-home subdivision on Westside Blvd

Homebuilder D.R. Horton and developer Keewin Real Property Co. are teaming up for a 350-home project on Kissimmee's Westside Boulevard.

The 72-acre parcel at the southwest corner of Westside Boulevard and Florence Villa Grove Road is designated as "Parcel L" in the Mixed-Use District Planned Development (PD). Initially approved in 2004 as a Development of Regional Impact, the Westside DRI was rescinded in 2016 and converted to a PD.

Keewin chairman Allan E. Keen won approval in December for a minor PD amendment that allows for smaller lot sizes and reduced setbacks in Parcel L.

D.R. Horton filed the Preliminary Subdivision in January, calling for 192 detached single-family homes on 50-foot lots and 158 townhomes. Osceola's Development Review Committee approved the PS on Wednesday. The plan calls for a two-phase construction schedule, and also sets aside approximately 20 acres for recreation and open space.

Keewin president Steven Rosser confirmed to GrowthSpotter that the Winter Park developer has the property under contract, and expects to close upon receiving final permit approval. Keewin will complete the horizontal construction and sell the finished lots to D.R. Horton.

Last year, Osceola County amended its comprehensive plan to change the future land use for the entire Westside corridor, eliminating the mixed-use district and replacing it with Tourist Commercial. Since then, Mattamy Homes launched Solara at Westide, the Canada-based builder's first vacation home resort.

Immediately south of the Keewin-D.R. Horton project, Solara will have more than 900 units -- all with a private plunge pool. The first phase, which includes 566 homes and townhomes and a huge amenity center, opens this Fall.

Last year, JTD Land Co. paid $5.55 million for the 72-acre tract just east of the site, known as "Parcel H" on the former Westside DRI. The site is already entitled for 246 50-foot-wide, single-family home lots.
