The contract, signed in early May, was filed with the South Florida Water Management District this week along with a formal request for a wetlands determination for the property. The purchase price and deposit amount were redacted from the public document.
The "Baxter parcel" is contiguous to Lennar's Phase 2 expansion of the country club community on the north side of Bella Citta Boulevard.
The homebuilder filed conceptual plans back in March for 290 single family homes, 234 townhomes and 11 condo buildings with a total of 297 units.
The expansion coincides with two other major projects in the ChampionsGate submarket that are in pre-development.
Polk County developer Jean Marsan controls 156.4 acres west of the Lennar project and just south of the Baxter parcel. In March he met with Osceola County planners to discuss a proposed 671-unit retirement community with a mix of commercial uses and an assisted living home. The project would include a segment of Westside Boulevard -- Marsan would be responsible for extending the road north of Bella Citta in exchange for mobility fee credits.
Marsan has not sought any permits since that pre-application meeting. At the time, County Principal Engineer Jose Gomez suggested the developers coordinate plans for an east-west road connecting the two projects and giving Lennar an access point to Westside. But Gomez said the county wants the road to be public.
Lennar may choose to build its own east-west road on the Baxter parcel because it currently has a PD that allows for gated roads.
