The Canada-based homebuilder has inked a deal with developer Bob Secrist and Tohoqua Development Group to be the exclusive builder for Phase 1 of the 3,220-home mixed-use development on the east shore of Lake Tohopekaliga. The project already has an approved Preliminary Subdivision Plan (PSP) for its first phase, and it has applied for annexation to the city of St. Cloud.
Osceola County Manager Don Fisher said he's had discussions with the developer and Mattamy representatives about the project, which will provide high-quality executive housing in close proximity to NeoCity.
"That's the kind of builder we like in the county," he told GrowthSpotter. "They're investing in our long-term future."
The 785-acre community borders Neptune Road and the Florida Turnpike. The former DRI is entitled for 2,216 homes and townhomes and 1,004 multifamily units, plus 613,000 square feet of commercial uses and 200 hotel rooms.
Tohoqua's Phase 1 includes 329 detached homes and townhomes. It comprises 98 acres of residential uses with a mix of four lot sizes, ranging from 26 feet for the townhomes to 55 feet for executive homes. An amenity center with a gathering pavilion and resort-style pool are also included in Phase 1.
The community is slated to have a new high school, which would be built in Phase 2, and a K-8 school to be built in Phase 3. A STEM Charter school also is planned.
Tohoqua was one of five DRIs and PMUDs that comprise the county's East of Lake Toho Master Plan. And it's the first to seek annexation into the City of St. Cloud. Those communities cover more than 11,000 acres and have combined entitlements for 16,380 single-family homes and 11,800 multifamily units.
St. Cloud's City Council is scheduled to vote on the annexation request in December.
Mattamy Homes is one of the fastest-growing homebuilders in the Orlando market. In January, the company reached a deal to be exclusive builder in Starwood, a 2,560-acre community just north of Lake Nona.
The builder followed that announcement with the acquisition of Disney's Celebration Island Village in late September.
Island Village is the southernmost parcel within Celebration. The property has entitlements for 1,014 single-family homes, 296 apartments, 30,000 square feet of neighborhood commercial, an elementary school and 5 acres for park or civic uses.
Mattamy is also pre-selling in its first vacation home resort, Solara at Westside. Located in the Four Corners area at the intersection of Westside Boulevard and Sand Mine Road, Solara will have more than 900 homes and townhomes.
